Unavoidable questions to ask when visiting a home

Starting your search for your dream home? Here are some questions you absolutely must ask to get the facts straight and avoid making the wrong choice.

Although the seller’s statement is usually complete, some questions that could change your perception of the home may remain unanswered. You may also want to discuss certain points included in the seller’s declaration with the owners.

Will it require short-term renovation?

Before buying a house, it’s important to find out when it was built and whether any work has been carried out. You should also ask what renovations will be required, in order to estimate the additional costs that will be added to the cost of the house. Find out, for example, about the plumbing, water heater and condition of the roof and siding.

Has there been a loss?

It’s also important to know if the house has ever been damaged in any way. Has there been a fire or flood? Have traces of asbestos or radon been found? Is there mold or cracks in the structure or foundations? These are all good questions to ask.

Is the house well insulated?

Insulation is a factor to consider when buying a property, because a poorly insulated property costs a lot in electricity. You can find out how much the current owner pays for Hydro-Québec services. By the way, is the house heated by electricity or gas? This is an important question! Find out how old the windows are, and whether they leak air. You’ll also want to know how well the residence is soundproofed.

Is everything up to code?

Redoing an electrical system that doesn’t meet Régie du bâtiment standards costs a small fortune, so it’s best to make sure that the existing one is already up to scratch. Also check that the electrical panel is in good condition. Are the pool and patio up to code? Here are some questions to ask.

What’s included in the sale?

Before you buy a new home, you’ll need to know its precise dimensions, the limits of the lot on which it’s located, the parking spaces available and whether there are things inside the residence (like light fixtures, for example) that aren’t included in the sale. Sometimes, certain items are not included to allow for negotiation with potential buyers.

What’s life like in this neighborhood?

It’s not only important to find out about your future home, but also about the area in which it will be located. Is it a quiet neighborhood? Is there crime? Are there grocery stores and schools nearby? Are the neighbors friendly? This information is not included in the seller’s declaration! You should also ask about local municipal and school taxes, as these vary from place to place and are an expense to be taken into account.

Asking these questions will help you sort through the properties you visit and choose the one that best suits your needs. Don’t hesitate to take notes so you don’t forget anything.
